Ivey Homebuying 101
We understand the home-building process can be a little scary if you’ve never built a brand new home before, or in some cases, if you have. Ivey Homes is a process-driven company taking many of the unknowns out of buying or building new. Our team works hard to make sure that the steps are communicated fully and often. Here are a few of the steps you can expect while building your brand new Ivey home.

Design Selection
You will meet with our in-house design consultant to choose your colors and verify the selections you made at the time of the contract. Our design consultant will also verify with you any outside appointments required. For example, we use Southern Lighting for our lighting selections. They have the largest selection in Augusta. While you’re making your selections we will be obtaining permits and securing construction financing.
A Proper Foundation
The first stage of construction is prepping the homesite and getting it ready to build on. Once the site is ready and permits are back, it is time to get the foundation or slab in. While we strive to get this done as quickly as possible, it is highly dependent on weather and permitting agencies.
Framing
Framing will take 2 to 10 days depending on the size and complexity of the home. It is important to stay off the construction site and out of the house at this phase for safety considerations.
Rough-Ins
Once the framing is complete we do a framing checklist and make sure the home is ready for plumbing, HVAC, and electrical rough-ins. Essentially all the stuff behind the walls. When the rough-ins are complete, the home is inspected once more before insulation and sheetrock are installed.
Carpentry
After hanging and sanding of the sheetrock is finished, cabinets will be set, and the trim carpenter will set all doors and trim the house to specifications.
Painting
It really looks like a home now, so let’s get some paint on the walls. Around this time we like to get the driveway poured as well.
Plumbing & HVAC
Now the plumber, HVAC, and electrical contractors are back to finish up. Plumbing will be installed, HVAC equipment and appliances will get installed, lights will be hanged and switches and outlets installed.
Flooring
Some flooring will be installed before the items in the last step are done, and some will be installed after depending on your selections.
Quality Control
The home is close to complete, but we will now go through the home and make our quality control list to get it move-in ready.
Completion
Once we get the home complete we will conduct our H.O.O.T with you. That is our Home Owner Orientation Tour. Your Builder will walk you through the home and review all systems with you and list any items that you would like addressed.

Your home is now ready to be closed and is ready for you to move-in.
